Design & permitting process
Accessory structures fail inspection more often than any other outdoor build, usually over setbacks, foundations or unpermitted electrical. Here's how we keep that from happening.
1. Site walk & design
We look at setbacks, drainage, existing utilities and how the structure sits against the house and fence line, then size and style it to match your roof pitch, siding and masonry.
2. Permitting & HOA
Most DFW cities require a permit once a structure passes a certain footprint, or when it carries plumbing or electrical. We pull the permit, handle plan submittal and inspections, and prepare the HOA architectural review packet when your neighborhood requires one.
3. Foundation & framing
Slab or pier foundation poured by our own concrete crews, then framing, sheathing, roofing and weatherproofing built to the same standard as a residential addition.
4. Finish & inspection
Siding, trim, doors, windows, interior finish and any gas, water or electrical run to the structure — closed out with final inspection and a walkthrough.

Do I need a permit for a shed in Dallas–Fort Worth?
It depends on the city and the size. Most DFW municipalities exempt very small accessory buildings but require a permit once the footprint grows or the structure carries electrical, plumbing or gas. We confirm the rule for your address and pull the permit as part of the build.
How much does a custom pool house cost?
Cost tracks square footage, foundation type and how much plumbing and electrical the structure carries. A simple covered cabana is a very different number than a pool house with a bath and kitchenette. We quote after an on-site walk, and most projects are priced within a week.
Can the structure match my house?
Yes. We match roof pitch, shingle, siding, brick or stone so the building reads as part of the property rather than an add-on.
How do payments work?
A deposit reserves your spot on the schedule, and the remaining balance is split into installments as construction progresses.
